NorthCraft Neighborhoods Purchasing Manager (Remote)

Purchasing Manager is responsible for of all aspects of purchasing for construction on new construction homes from preconstruction thru warranty.

About Us: NorthCraft Neighborhoods is a small, production builder based in the Central Colorado mountain town of Leadville, the highest City in the US, with nine to twelve starts per year. We are focused on thoughtful, healthy, energy efficient homes with Colorado mountain charm and options to add space and upgrade finishes.

Essential Duties and Responsibilitiesinclude the following:

- Plans, Scopes and Specifications

o Evaluate plans, specifications, scopes of work, architectural/structural documents, site plans, soils reports, landscape plans, community guidelines and any other documents that affect cost of vertical construction

o Issue RFIs and manage updates of pertinent documents with architect, engineer, drafter and other professionals

- Trades Recruitment/Engagement

o Build strong relationships with bidders, suppliers and trades

o Engage with existing trades/suppliers and recruit additional trades/suppliers

o Project/evaluate current trades’ capacity vs build schedule and recruit additional trades if necessary

o Evaluate current and future suppliers’ offerings, price, selection, service and reliability and procure additional suppliers if necessary

o Procure bids/costs from trades and suppliers

o Gather trade partner and supplier feedback and communicate to Operations Manager

- Trades Onboarding

o Complete trades/suppliers’ paperwork including Master Construction Agreements, MCA Addendums, W9

o Manage trades/suppliers’ insurance certificates with NN insurance agent

- Takeoffs, Budgets and Options

o Evaluate, negotiate and award bids for best value of budget, schedule, quality, safety

o Negotiate price increases with trades/suppliers

o Create/update budgets and takeoffs for base house and options from bids and unit costs

- Construction

o Release POs prior to groundbreaking and at milestones during construction

o Update takeoffs and scopes based on feedback from Field

o Track and incorporate feedback from Field on trades performance/value into future awards

o Manage house budgets and variances and report bimonthly

o Evaluate requests for changes from Field

- Warranty

o Track and incorporate feedback from Warranty on trades performance/value into future awards

- Special Project - Enterprise Resource Planning Software Implementation

o Lead implementation of ECi MarkSystems Efor purchasing module

o Collaborate with other staff to manage initial setup and data collection and entry for purchasing module

o Gather and evaluate current drawings, details and specifications

- Product Development

o Research and evaluate new products and potential improvements to process, products or labor

o Budget/estimate for new options and plans

- Other duties as assigned

Qualifications:

- Strong work ethic and personal integrity

- Represent company positively and build and maintain positive relationships with stakeholders

- Understanding of all phases of home construction and ability to understand all relevant documents

- Proficient with Microsoft Office, Bluebeam Revu and homebuilder ERP

- High school degree or equivalent required. Associate’s or Bachelor’s degree in related field preferred

- Work independently and with others to manage and accomplish multiple priorities and deadlines while maintaining high standards

- Professional home office with reliable, high speed internet connection required

- Local or Front Range candidates preferred with ability to travel to Leadville once or twice a month

- Ability to frequently lift and/or move up to 10 pounds and occasionally lift and/or move up to 20 pounds. Ability to traverse rough ground on construction sites, tolerate cold weather and move around in tight, enclosed spaces

- Five or more years purchasing experience with a production homebuilder

Compensation:

- Hourly, at-will, FLSA non-exempt position with expected compensation of $40 – $55/hour determined by experience.

- 20 hours per week, with up to 40 per week during times of high demand at employee’s option. Potential opportunity for full-time, salaried position as NN grows
