Role Purpose:
- The Facilities Operation Planner is responsible for the maintenance and repairs of all facilities buildings, acting as the contact for emergency situations. Additionally, the Facilities Operation Planner will assess and consider daily 1) the safety of our employees, 2) the security of our assets and 3) the service to our members. This position will coordinate outside contractors or vendors for various services.
- Assist multiple remote offices in, but not limited to, their daily activities including preparing, organizing, and maintaining project documentation and project coordination of all Capital Improvement of Samsung Properties and event management.
- Under the supervision of officials responsible for the coordination and accomplishment of office management, Janitorial service, facility maintenance and construction work, following recognized industry standards for such work in a safe and efficient manner. The following describes the major functions of the job but is not intended to be all-inclusive. Daily progress reports to HQ office in CA.
- Responsible for identifying materials and equipment needed for work to be accomplished and maintaining record of such expended on assignments. Work is performed under general supervision and performance is based upon completion of assignments and results obtained.
- Oversees operational systems, processes, and infrastructure while looking for opportunities of improvement or revision.
- Anticipates and tracks operational and tactical risks and providing strategic solutions.
- Manages day to day business of the operations department while balancing the responsibilities of various business lines such as business analysis, vendor, and risk management.
- Establishes and maintains credible, professional relationships with clients, internal business lines, and external vendors.
Major Responsibilities:
- Coordinate with real estate company to manage the lease / sub-lease project.
- Will assist the primary contact for all regional personnel for any building issues (climate control, odors, smoke, spills, damage, emergencies and repairs)
- May assist the project coordinator for all size projects including large scale repair and new facility projects
- Coordinate service contractors to necessary locations for equipment service.
- Coordinates and assists with departmental and employee moves
- Transports goods or equipment as assigned
- Performs immediate cleaning duties necessary to maintain clean facility
- Perform all other duties as assigned that may include work in assistance of others.
- Maintains record of materials and labor expended on each assignment.
- Offers assistance to or guide other technicians assisting in assignments.
- Communication, as directed, with key administrative and staff personnel on special events and functions scheduled for the buildings that may require special furnishing arrangements and other duties that may be required.
- Assist as required and cooperate with all personnel in the performance of day-to-day duties and responsibilities.
- Some travel to out-of-state remote office and work-sites may be required.
- Some overtime may be required.
- Coordinate construction projects with the Construction team and contractors, including document control. This position works closely with all members of the project team and other internal teams. Ensuring planned deadlines are met.
- Assist with construction activities with Building Management team members (shut downs, signage, site impacts, etc.), manage community outreach and issue updates to user community groups as required, manage the development and completion of punch lists, manage the technical close out of projects, manage the occupants.
- Manage all correspondence and the document flow between Clients, Architects, and Subcontractors to achieve the successful and timely completion of all projects. Maintain detailed and organized files; document and database management. Maintain subcontractor files for each contract that will include original contract, all correspondence, changes, amendments and payment schedules.
- Participate in request for proposals, planning preparation and administration of contracts. Responsible for maintaining jobsite binders/logs, insurance compliance documents, and RFI's.
- Assist with event coordination as needed.
- Other duties upon request.
Background, Experience& Qualifications:
- Must be able to effectively communicate (oral and written) with all employees, contractors and vendors
- Self-starter and team player
- Must be organized and provide deliverables in support of project plans
- Speak & write fluent Korean
- Experience in Field Office Coordinator or Accounting role
- Identify, plan and coordinate facilities, space and equipment needs for ongoing and special projects.
- Track and document capacity, costs, space allocation, and space requests.
- Guide teams in physical and technical upgrades, including selecting appropriate training.
- Create strategy for organizational updates, modernization, maintenance, and investment.
- Bachelors Degree Required
- 3+ years of experience in construction will be plus

The base pay range for roles at this level is $94,800 and $115,850, but may be higher or lower in other states due to geographic differentials in the labor market. Within the base pay range, individual rates depend on a number of factors—including the role's function and location as well as the individual's knowledge, skills, experience, education and training. This is part of our comprehensive compensation package with annual bonus eligibility and generous benefits to help you live life well.
