• Review warranty workload and stimulate completion of past due service requests
• Assist, coach and mentor Operations/Construction and Warranty Managers and other operations personnel to achieve successful completion of all duties defined in their position descriptions and holding others responsible for compliance to policies, procedures, processes, and standards
• Oversee all administrative support for the Operations Team
• Ensure managers develop and maintain positive relationships with trade owners and general managers
• Develops and manages guidelines relating to quality, scheduling, deliveries, safety, dust control, SWPPPs, cleanliness and site and model maintenance
• Provide leadership to Operations Team in meeting individual and Division goals through hiring, motivation, planning, development, mentoring, and goal planning to achieve goals
• Regularly review community home building operations to ensure schedule adhearance, quality, cleanliness, safety and consistency of processes

Quality Assurance Management and Risk Reduction

• Achievement of consistency quality standards throughout division
• Establish and communicate quality expectations with team and trades
• Manage Quality Performance Review Procedures
• Facilitate and implement quality training to Field Managers
• Determine quality standards and methods with trades and Shea team relating to building processes

Safety, Dust Control and SWPPP Compliance

• Shea Homes Division Safety Program
• Manage activities relating to hazard control, insurance companies and OSHA, state and local regulatory compliance
• Assist in creating and implementing Safety Training Plan
• Develop best practices for an effective loss control plan
• Develop policy, procedures and processes to ensure compliance with Dust Control and SWPPPs.
• Develop training for Trades and Superintendents to ensure compliance with Dust Control and SWPPPs

Warranty

• Manages weekly warranty service request tracking and trade delays
• Monitors past due service requests for continuous improvement
• Reviews issues in completed communities to control high risk issues and costs
• Manages homeowners escalated warranty concerns to bring resolution
• Monitors monthly Warranty spending to spot trends and control hot spots
• Review and maintain the Homeowner Maintenance Manual for Division
• Insure the NAHB Performance Standards are understood and applied by teams
• Work with Construction and Purchasing to identify negative material and installation trends

Post Construction/Legal

• Interact and consult with internal legal team regarding customer issues
• Assist 3rd party experts to develop plans to implement corrective measures
• Execute and Monitor implementation of corrective measures

Travel

• Routine travel to all communities for site visits, training, leadership team meetings, etc. as necessary. Travel includes overnight stays in many cases.

Working Conditions

The physical demands and work environment characteristics described herein are representative of those that must be met by an employee to successfully perform the essential functions of the job. While performing the duties of this job, the employee is frequently required to work in both an office and a field environment. You will be required to travel to the SHALC communities while executing these job duties. You will be required to communicate verbally and in writing, stand, walk, and sit. You will be required to climb ladders and stairwells. Must be able to move or lift 25 pounds. You will be exposed to the physical elements: heat, cold, rain and snow. The noise level can be quiet to loud depending on work location.
