As the Regional Maintenance Manager, you are a team builder and leader who provides support, mentorship and direction to ensure high level of Employee and Resident Engagement.

REPORTS TO: DIRECTOR OF PROPERTY MANAGEMENT

HOW YOU WILL CONTRIBUTE:

Customer Service and Leadership:

  • Provide leadership and guidance for the community teams by setting a Service Excellence standard and inspiring the Service Teams to achieve it.
  • Promote and uphold company values, employee promise, policies, and initiatives.
  • Establish a learning culture and maintain a strong connection of the Service Team to GHP.

Maintenance Operations:

  • Conducts property visits to ensure compliance in all facets of the Community performance to ensure that the property consistently meets GHP standards, including curb appeal, cleanliness, asset preservation, state of repair, safety and security standards.
  • Monitor the preparation of vacant units for market ready and ensure compliance with GHP standards of quality and timeliness of the unit turn.
  • Train the Service Teams on GHP and community policies, including OSHA (Occupational Safety & Health Act) standards
  • As necessary guides in the planning and executing of major appliance installations
  • Assesses Service Teams performance related to maintenance operations such as: plumbing, painting, appliance repairs, electrical tasks, heating and air conditioning, carpentry work, pool upkeep, fire systems, and grounds upkeep
  • Monitor the adherence to the Move-In and Move-Out GHP Expectations ensuring our market readies meet quality standards
  • Ensure timely communication with Regional Managers, Community teams, and stakeholders to anticipate and prevent future concerns
  • As needed participates in bank walks and city inspections
  • Makes budget recommendations for cap X projects
  • Monitors completion of Cap X projects to ensure these are on target with budgets and timeliness.

  • Organization- Organizes, plans, and prioritizes work

PROFESSIONAL REQUIREMENTS

  • HVAC certified
  • Bachelor’s degree in administration, personnel management or any other related field of study preferred.
  • 5+ years experience as a Maintenance Supervisor within a 500+ unit community, and/or a combination of multi-property portfolio, preferably at a Luxury Class A property
  • Fair Housing Training preferred
  • Knowledge of OSHA standards
  • Yardi and Microsoft Excel experience preferred
  • Must be proficient in most areas of apartment maintenance including plumbing, electricity, painting drywall, floor coverings, carpentry, locks, appliances, pools spas, roofs, and life safety equipment.

PHYSICAL REQUIREMENTS

  • Constantly operates computer and other office machinery
  • Ability to remain in a stationary position for extended periods of time
  • Constantly positions self to bend, stoop, reach, lift
  • Frequently lift/move/carry 5lbs
  • Occasionally lift/move/carry up to 50lbs with/without assistance
