PROPERTY MANAGER
Monday through Friday (8am until 5pm); (8) hours a day; (40) hours weekly; Weekends & Holidays Off ; After hours emergency on call as needed

POSITION OVERVIEW
The Property Manager reports to the Board of Directors. This position’s primary responsibility is to oversee the daily operations of the condominium community by preserving the property, increasing residential satisfaction, enhancing the property’s value and leading a highly-engaged staff. The Property Manager is flexible in addressing and targeting needs that range from communication with contractors, directives, to facilitation of staff management, to financial reporting to board members.

ESSENTIAL JOB FUNCTIONS AND RESPONSIBILITIES
- Demonstrates critical-thinking by understanding the needs of the residents, employees and board members; and ensures decision-making is in the best interest of all the associations co-owners.
- Collaborates with the asociation's board members to identify and address needed capital improvements, acquires three comparable bids for each budgeted project, and ensures completion of the capital improvement in the month for which it is budgeted.
- Prioritizes the importance of resident's satisfaction by ensuring timely completion and follow-up of service requests, building relationships, creating activities and communication channels, escalating resident concerns, ensuring emergency and safety programs are in place, correcting unsafe conditions and leading resident retention programs. Achieves 4.3 or greater Resident SatisFacts score. Also oversees effectiveness of the working staff to ensure all resident's needs are met in conjunction with monthly board meetings.
- Leads a high-performing staff; coaching, mentoring and development for all staff associates, cultivate one-on-one conversations to solicit feedback from the board members; and displays integrity by ensuring processes, procedures and practices affecting the co-owners are completed in a timely manner.
- Demonstrates sound financial acumen by adhering to budgets and accurate preparation of monthly Board of Directors package, demonstrates expense management through proper use of purchase orders, invoice submissions, and vendor negotiations per policy.
- Schedule and oversee contract service work-product and professionalism, ensures execution of projects by providing timely direction and communication to vendors/contractors. Ensures three bid process is followed and project contract terms are met. Proactively schedules capital projects for completion in month which they are budgeted.
- Ensures all life safety equipment is operable and that elevate(s) preventative maintenance agreement is adhered to.
- Maintains accurate records of community transactions such as, delinquency reports and move in/outs; maintains resident files and accuracy of administrative paperwork.
- Makes recommendations based on competition and community needs to maintain budgeted occupancy.
- Adheres to established policies related to the Fair Housing Act; compliant with all company, local, state, and federal safety regulations and confirms all parties adhere to health and safety standards to promote a healthy and safe work, and living environment.
- Maintains consistent and timely attendance, sets an example for staff in punctuality. Oversees attendance concerns for all staff members and monitors integrity of punches in payroll processing system.
- Performs other job-related duties as assigned.
REQUIREMENTS
- Four Year Degree (Preferred), or Four Plus Years Equivalent Work Experience
- Minimum of three (3) years of experience in leading a team.
- Previous experience with an upscale, condominium community.
- Previous user experience with Microsoft Office
- Knowledge of electrical, plumbing, and mechnical code requirements
- Knowledge of pool maintenance and care

Covid consideration: While on outside on common grounds mask are not required. Indoors while performing, supervising word orders, indoor inspections and maintenance, mask maybe required. Vaccinations are always helpful.
