The Operations Asset Analyst is responsible for the execution of asset business plans, evaluating and reporting on performance to maximize client/partner returns. The Operations Asset Analyst will also manage the coordination, implementation, and maintenance of operations initiatives and other projects and duties related to the daily operation of apartment communities. Exhibits strong commitment to the service needs of the internal and external customer. Represents the company in a professional and courteous manner.

Essential Job Functions:

  • Responsible for the review of all related documents prior to acquisition/transition of an asset.
  • Communicates with Regional Vice Presidents, Area Vice Presidents, Regional Managers, and Property Managers about new initiatives and contracts.
  • Participates in all Pipeline and Operations Committee discussions for assigned partners.
  • Reviews documents, operating agreements, organizational chart, property Management Agreements, and other partner manuals to ensure compliance with transaction approval and fundamental business plan.
  • Reviews initial budget to ensure compliance with transaction
  • Responsible for timely and accurate reporting to all internal and external stakeholders on reserves, deadlines and other requirements of the business plan.
  • Performs a weekly property operations review to analyze and identify areas for improvement.
  • Reviews effective rent and trends to ensure pricing is adequate and competitive.
  • Reviews construction completion and interior remodel return on investments to identify issues with remodel strategy.
  • Monitors construction reporting and ensure timely submission.
  • Gathers and reviews Monthly, Quarterly, and Annual reporting to Owners including financial, operational and construction performance compared to plan. Annual budget review and presentation to Owners.
  • Serves as a liaison for gathering data and providing assistance with general inquiries on the disposition and/or refinance of assets.
  • Supports implementation of utility billing, and other Client operations services.
  • Travel up to 25%
  • Other duties and or projects as assigned

Minimum Qualifications/Skills:

  • 2-4 years’ experience in field or related area
  • Intermediate level computer technology skills; Strong Microsoft Excel and Microsoft Office
  • General knowledge of standard accounting practices and procedures
  • Ability to analyze and interpret business documents, financial reports and contracts
  • Experience developing business and strategic plans, narrative reports and proposals
  • Advanced analytical and quantitative skills
  • Strong organizational and attention to details skills
  • Strong and effective written and oral communication skills
  • Ability to work with a diverse group of people in a collaborative environment
  • Ability to work in a fast paced, deadline driven environment

Desired Qualifications/Skills:

  • Bachelor’s Degree in field or related area strongly
  • Multi-family asset management/financial REIT operations and acquisition experience
  • Project management experience encouraged

Work Schedule: 8am-5pm, Monday-Friday, or as needed to meet business needs.
