Maintenance Technician Job at Community Choices Inc.
Responsible for all aspects of Maintenance as it pertains to CAI NC (Charlotte, Durham, Winston-Salem).
DUTIES AND RESPONSIBILITIES
- Travel between Winston-Salem, Durham and Charlotte offices and residential locations.
· Schedule and process maintenance request; maintain data.
· Build and continue positive working relationships with vendors.
· Maintain/update vendor business license and liability insurance information.
· Communicate on site with vendors and/or staff about specific tenant needs.
· Assigns work orders based on specific vendor/maintenance tech qualifications/strengths.
· Ensure work orders are completed in a timely manner according to established maintenance plan.
· Ensure jobs are completed within budget/estimate.
· Prepare all billing from vendors/contractors weekly via check requests and purchase orders.
· Coordinate/conduct move-out inspections.
· Ensure completion or perform annual inspections using own transportation.
· Inspect work of vendors/maintenance staff to ensure work is performed to meet specifications and/or local building code.
· Perform and or coordinate commercial building maintenance task.
· Provide basis electrical functions; replacement of outlets and switches, etc.
- Assemble furniture as needed.
- Low voltage wire (antennas, coax, Cat6, phone, etc.) work: Pull wiring inside of existing walls and above suspended ceilings. This may involve drilling through exterior walls, being on a ladder, and possible roof work. Use punch-down tools to connect wires to data outlets and patch panels. Use wire cutting and crimping tools to install wire ends. Install conduits. Test and confirm viability of wires.
- Mount and dismount TVs. Install TV antennas; interior and exterior. Program TVs and universal remotes.
- Distinguish various data and audio video cables (different types of USB, HDMI, Ethernet, etc.)
- Under IT direction; disconnect wires from audio video or computer equipment, relocate equipment and reconnect cables.
- Routine correspondence with Maintenance Coordinator VA.
· Provide excellent customer service.
· Other duties may be assigned.
SUPERVISORY RESPONSIBILITIES
Supervise maintenance technician included but not limited to 30-day, 90-day and annual evaluations, time sheet/mileage computation/input and work order generation/assignment. Conduct maintenance meetings as needed. Ensure maintenance techs complete necessary company wide and various job related trainings/certifications. Conduct interviews and fill maintenance tech positions.

EDUCATION and/or EXPERIENCE:
· High School Diploma or General Education Degree (GED)
· At least three (3) months related experience and/or training
· Or, equivalent combination of education and experience
LANGUAGE SKILLS:
Read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups, customers, employees, or organizations.
MATHEMATICAL SKILLS
Ability to calculate figures and amounts utilizing an adding machine, calculator and/or Excel spreadsheets.
REASONING ABILITY
Ability to solve practical problems. Ability to interpret a variety of instructions as per HUD, local and state regulations. .
OTHER SKILLS AND ABILITIES
Ability to work independently with minimal supervision. Ability to communicate well with employees, vendors, contractors and tenants. Ability to problem-solve, respond to emergencies and mediate conflict. Ability to understand and execute simple accounting duties. Strong computer, clerical and customer service skills is required. Ability to present in community meetings. Ability to articulate funding streams in relation to maintenance/repair salary expenditure.
