Responsible for overseeing the physical assets, general maintenance repairs, apartment make-readies, preventive maintenance and construction or renovation projects for the residential apartment community.

Responsibilities include but not limited to:

• Maintenance/monitoring of major systems such as: heating, air conditioning, refrigeration, fire prevention, lighting and electrical systems
• Monitor the flow of work requisitions from receipt to completion
• Supervise Maintenance staff
• Conduct Quality Control Inspections in all areas of the facility, document findings and expedite the appropriate work requisitions.
• Determine acceptable levels of inventory for all supplies, tools and equipment and maintain/monitor the same
• Required to use a variety of hand and power tools and material handling equipment in performing duties
• Performs such work as basic plumbing, electrical and carpentry repairs
• Expedite all requests for purchases through research on item specification, pricing, availability, and vendor’s selections. Maintains strict adherence to purchase order policy and obtain appropriated approvals prior to ordering and/or purchasing item(s)
• Assumes responsibility of weekend, on-call beeper coverage according to scheduled rotation
• Must be completely familiar with the operation of fire safety systems and participate in situations of drills and actual disasters
• Maintain positive relations and assistance with vendors through purchasing, problem solving, etc
• Assist the Housing Manager in the identification, classification and scheduling for a computerized preventative maintenance program
• Assist the Housing Manager in other duties as assigned.
• Works collaboratively with the Housing Manager to ensure apartment units are re-occupied in a timely manner
• Comply with safety regulations and maintain clean and orderly work areas
• Detect faculty operations, defective material and report those and any unusual situations to appropriate supervisor
• Perform regular preventative maintenance on machines and equipment
• Works collaboratively with the Housing Manager to ensure that apartments inspections are completed regularly and in accordance with requirements, and that follow up actions are scheduled and completed timely
  

Qualifications:

Requires a high school diploma/GED or an equivalent number of years of education and maintenance experience. Associate’s degree (A.A) in mechanical, electrical or industrial maintenance a plus. Must have basic plumbing, electrical and carpentry skills. Ability to work with hands in a variety of mechanical tasks. Must be highly motivated and able to work independently.
