Duties and Responsibilities:

• 70% Maintenance Service, Repair, and Preventive Maintenance

Perform general repair to building interior, exterior, furniture, fixtures, and other mechanical related fields, including carpentry.
Perform general repair of mechanical equipment throughout site.
Responsible for knowledge of proper operation and use of all equipment necessary for the upkeep of the buildings and grounds.
Maintains site facilities in proper working order to include minor plumbing repairs, including but not limited to: repairing/replacing faucets, valves, visible traps, etc.
Install and relocate office and classroom furniture as needed.
Act as first responder to HVAC concerns.
Identify and report building conditions and needed repairs to supervisor.
Perform sanitization as required, outlined by the Center for Disease Control (CDC).
Perform preventive maintenance inspections of equipment.
Assist Master Mechanic

• 10% Basic Grounds Maintenance

Clean/empty outside trash containers as needed.
Assist in site cleanup.
Monitor parking lots, driveways and grounds to ensure safe access to site.

• 10% Safety Awareness

Identify and adhere to all aspects of safety on job site and during equipment repair.
Responsible for knowledge of safety data sheets for chemical usages and review of MSDS information.
Adhere to all sections of site (SOWELA) Employee Acknowledgement Form.
Identify and report safety hazards to supervisor.

• 10 % Administrative Duties

Complete, sign, and return work orders and other written documentation upon completion of jobs tasks.
Provide clear oral and/or written expertise regarding maintenance and facilities concerns.
Assist in identifying scope of work during development of projects.
Act as point of contact for outside customers and/or contractors as needed.

Required Experience:

• Two years of experience in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or as a parks building and grounds attendant.

SUBSTITUTIONS:
Training in the building construction trades, building maintenance, maintenance or repair of mechanical equipment, or parks building and grounds work will substitute for the required experience. Training will be credited in six month increments.

NOTE:
Custodial building maintenance is not qualifying.

Examples of building construction trades include cabinetmaker, carpenter, concrete finisher, electrician, HVAC controls technician, HVAC mechanic, ironworker, millwright, painter, pipefitter, plasterer, plumber, refrigeration mechanic, roofer, sheet metal worker, steamfitter, tile setter and welder.

Examples of building maintenance include Maintenance Repairer 1/2, B/G/E Maintenance Repairer 1/2 and Maintenance Repair Foreman.

Examples of repair/maintenance of mechanical equipment include Operating Engineer 1/2, auto mechanic, Mobile Equipment Maintenance Mechanic, Mobile Equipment Overhaul Mechanic and Mobile Equipment Master Mechanic.
