MAINTENANCE JOB DESCRIPTION
Position: Maintenance – Custodial
Classification: This is a full time, hourly non-exempt position.
Hours to be Worked: 40 hours per week. M-F (7:00am – 3:00pm)
License Requirement: None
Overview
The position of the Maintenance employee encompasses different areas of individual responsibility: Maintenance (Preventative) and Custodial.
Observation
The Maintenance Employee must be observant. Sometimes the repairs are bought to their attention by a work order, but quite often the Employee discovers the problem personally.
Repairs
The obvious and the most important duty for Employee is advising the Direct Supervisor(s) of damaged property or equipment outside the buildings.
Scheduled Maintenance
The Employee may be required to repair broken or damaged infrastructure outside the building. Maintenance schedules vary with daily, weekly and monthly tasks.
Insights
Direct Supervisor(s) may ask the Employee’s advice on certain repairs or installations. The Employee can also request new tools or replace outdated ones.
Skills Necessary:
Communication Skills: The Employee must be able to effectively inform the Direct Supervisor(s) of any problems and how those problems will be resolved both verbally and through written communication.
Human Skills: The Employee must be able to obtain and maintain a good rapport with vendors, residents, board members, and the Direct Supervisor(s). The Employee must also have the leadership skills to be able to lead and see-through a project from start to finish without constant direction.
Technical Skills: The Employee must be able to conceptualize the finished product of any work he orders to be completed or is requested to complete by his/her Direct Supervisor(s).
Mechanical Skills: The Employee must possess a technical and mechanical mindset, manual dexterity, self- reliance, and good communication skills. They must be able to commonly perform skilled maintenance and repair tasks having to do with construction specialties like: plumbing, building and electricity, which do not require a license.
Essential Duties:
Daily:
Complete work orders generated by the office and as directed by the Direct Supervisor(s).
GENERAL PROPERTY
- Walk the property and clean up debris that has accumulated on site including picking up trash on street and water sides including Rip-Rap.
- Check grounds for holes and washouts.
- Blow leaves and debris as needed. Collect downed branches.
- Maintain the roadway, fencing, and entrance gates.
- Check and maintain irrigation systems for sequencing and effectiveness.
- Check external lights for sensors and bulbs to ensure working order.
- Replace lighting/electrical fixtures of the common areas which do not require a license.
- Keep the maintenance shed clean and free of debris. Ensure that all chemicals are stored properly in accordance with safety standards.
POOL AREA
- Ensure the porch and restrooms and any other common areas are cleaned, maintained and preserved (free of any hazards), and sufficiently stocked with toiletries.
- Clean pool deck, pool furniture, and service pool and spa.
- Perform preventative maintenance of completed projects according to the Preventative Maintenance Plan submitted and approved by the maintenance committee, to include by not limited to:
Painting, cleaning, lighting repairs, etc.
WEEKLY:
- Maintain ponds, stream, fountain in garden.
- Remove trash from rip-rap.
- Maintain, roll, brush and clean tennis courts.
- Main tennis court waiting area
POOL
- Check heaters in WINTER to maintain 86 degrees.
- Check and service pool pumps and filters.
MONTHLY:
- Check docks for problems.
- Check/clean waterfront steps for problems.
- Check walls and walkways and repair as needed.
AS NEEDED
- Check empty homes for leaks after named storms and contact supervisor.
- Check driveways every 6 months and pressure wash as needed.
- Pressure wash and seal docks yearly.
- Check and clean gutters every 6 months – first floor only.
- Check, clean, lube and repair doors and rollers yearly
- Manage association vendors and workers on property daily to insure appropriate presence and site protection.
- Check roadways for needed asphalt and pavement repairs.
- CONTACT SUPERVISOR FOR EMERGENCIES OR AS NEEDED.
Work Orders: Any work order requests outside of routine assistance must be approved by the direct supervisors. Management does not allow unapproved and/or unassigned work to be completed during work hours.
Safety Demands: To minimize hazards, wear protective clothing, (such as gloves, back support, etc. as needed) and practice safety procedures.
General: A presentable appearance is required, as well as proper attitude with owners and guests. Must be knowledgeable in maintenance of condominium facility and grounds and be proactive in cleaning up and performing any repairs needed.
Physical Demands: Work assignments require the incumbent to lift up to 50 lbs., carry, stoop, bend, climb and stand. The Employee must be able to work in all weather conditions (heat, cold, rain, wind, etc.).
