Facilities Manager - San Antonio Job at MIMCO
ABOUT THE JOB
The Facilities Manager position is an exempt position that is based in San Antonio and reports to the Vice President, Maintenance based in El Paso. The purpose of the Facilities Manager is to ensure MIMCO-managed properties are in good working order and their appearance meets our standards through regular property inspections and coordinating necessary repairs and preventative maintenance with internal teams, property owners, tenants and vendors.
ESSENTIAL DUTIES AND RESPONSIBILITIES

- Perform property inspections for MIMCO-managed properties in North, Central and South Texas including those for regular maintenance, vacancy and move outs;
- Generate, issue and track maintenance work orders using company software tools (Yardi Voyager, Microsoft Word, Excel, etc.);
- Identify quality vendors and grow the vendor portfolio, work with internal teams to execute contracts and manage their work as needed including scheduling, managing work orders and invoices, and ensuring work is completed to MIMCO’s standard
- Provide onsite access to MIMCO properties as needed for vendors, prospective tenants, etc.;
- Ensure that property files are properly maintained and kept in accordance with company policy and procedure;
- Act as the company’s after hours “on call” contact for maintenance issues that arise outside of regular office hours;
- Abide by all company policies and procedures;
- Perform any and all other duties and responsibilities as directed and assigned by management.
JOB REQUIREMENTS AND QUALIFICATIONS
MINIMUM EXPERIENCE:
- Minimum of one (1) year of facilities maintenance experience, or a minimum of one (1) year experience in a challenging service environment.
MINIMUM SKILL REQUIREMENTS:
- Satisfactory driving record;
- Ability to work flexible hours and travel within Texas on a regular basis;
- Ability to meet the physical demands this position requires (below);
- Strong written and verbal communication skills (English);
- Excellent customer service and interpersonal skills;
- Self-motivated and proactive, both with respect to managing work load and personal career development;
- Ability to multi-task and prioritize work assignments to meet deadlines and job requirements;
- Ability to succeed in a team environment;
- Basic construction knowledge preferred;
- Prior experience in property management or commercial real estate preferred;
- Prior experience working with Yardi Voyager preferred;
- Bilingual (English/Spanish) preferred with the ability to read and communicate verbally and in written form in English;
- Travel approximately 20% of the time via air and vehicle to MIMCO-managed properties throughout Texas.
PHYSICAL DEMANDS
- Must be able to drive a vehicle most of the day, at least several days a week;
- Must be able to walk for periods of time, bend, squat, crawl as needed;
- Must be able to lift and/or carry 50 lbs without assistance;
- Must be able to climb ladders to access property roofs;
- Must be able to read and visually verify information in a variety of formats (e.g. small print).
COMPENSATION AND BENEFITS
Pay: The position of Facilities Manager is compensated commensurate with candidate experience and qualifications determined by management of MIMCO.
