Supervisor, Maintenance Job at Manheim
- Job Responsibilities:
- Oversee the upkeep of the facility and grounds and the daily operations of the Maintenance team.
- Utilize the Computerized Maintenance Management System (CMMS) to maintain the routine scheduling and preventive maintenance of equipment. Prioritize incoming, on-demand maintenance work orders. Estimate work and technical needs when developing job plans in order to assign tasks to maintenance staff.
- Monitor quality of work and timing of projects. Inspect completed work for conformance to specifications and required standards.
- Manage, motivate, develop, and provide direct leadership to maintenance staff. Conduct performance appraisals.
- Maintain accurate records and reports regarding the maintenance activities of the Auction
- Oversee outside vendors such as electricians, plumbers, etc.
- Inspect and maintain building systems such as heating, electrical, air conditioning, ventilation etc.
- Track maintenance expenditures and regulate budget
- Assist with the implementation of capital projects
- Regularly check and inspect the material and tools inventory
- Ensure staff and vendor compliance with quality, health and safety rules, guidelines and regulations
- Assist with and supervise pre-sale and pre-event set up activities.
- Qualifications :
- High School Diploma or equivalent required.
- Previous experience as a Maintenance Supervisor for 3 - 5 years
- Maintenance experience including working knowledge of building construction & repair, general routine maintenance, plumbing, electrical systems, HVAC, etc.
- Strong computer skills to include: Microsoft Outlook, WORD and Excel. Familiarity with CMMS
- Excellent time management and organizational skills.
- Outstanding communication, interpersonal and leadership skills.
- Tracks maintenance expenditures
- Leads the team by setting an example in behavior, championing Cox/Manheim values and ensuring that all employees are treated with respect.
- Enforces all company policies and procedures related to employee and customer conduct.
- Valid Driver's License and good driving record required.
