THE ROLE YOU WILL PLAY: Superintendent

• Generate, manage, coordinate, and execute an overall project schedule. This schedule shall be updated to reflect the current schedule of activities monthly and submitted to senior leadership for review.

• Generate, manage, coordinate, and execute a 3-week look-ahead schedule that nests and relates to the overall project schedule. This schedule shall be maintained on person and readily available for review and analysis as required.

• Schedule self-performance activities, subcontractors, consultants, and vendors in the critical path to ensure timely completion.

• Schedule, coordinate, and preside over weekly subcontractor meetings designed to coordinate the work.

• Conduct Daily “Work Huddles” each morning with key and subcontractor personnel to coordinate and communicate work expectations for the day.

• Perform quality control duties and responsibilities regarding the work being performed.

• Communicate with the project team regarding ASI’s, RFI’s, and Material Submittals.

• Have a working knowledge and understanding of the subcontracted scope of work and ensure the subcontractors are fully executing and complying with his contracted scope of work.

• Coordinate and participate in required inspections with local jurisdictions.

• Identify subcontractor non-compliance with safety, health, and environmental quality standards.

• Identify conflicts in construction progress and communicate them to the project team for resolution.

• Maintain daily log (written) of activities on the job site.

• Ensure the subcontractor has corrected all deficiencies identified by the project team.

• Walk all units on the project daily to monitor activities and assist in future planning.

Education and/or experience:

Minimum of three years of verifiable experience as a Superintendent with a thorough knowledge of the trades and be computer literate. Experience in tract housing and multifamily production is preferred. Working knowledge of building codes. Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals. Ability to write routine reports and correspondence. Ability to speak effectively before groups of customers or employees of the organization.
