Position Description

The Short Term Rental Inspector position performs inspections to ensure compliance with and enforcement of the Metropolitan Short Term Rental Code in response to requests for service and other reports of violations. Assists the public with obtaining information pertaining to the short term rental ordinance. Performs related duties as required.

During the 2021 fiscal year, Codes issued and tracked $5.3 billion in building permits, more than any previous year. The department concerns itself with the safety of the public as occupants in homes and buildings throughout the county, and also promotes beautiful neighborhoods through the enforcement of local codes and zoning regulations. Codes is an exciting place to work during this period of growth and construction.

Typical Duties

  • Participate in permit issuance and the appeal application process.
  • Review property locations and applications for compliance with short term rental regulations.
  • Analyze and interpret changes in the short-term rental ordinance.
  • Certify permit requirements and approval for permit issuance.
  • Perform internet research to substantiate complaints of short-term rental violations.
  • Take photographic evidence and documents violations in detail.
  • Follow-up with re-inspections to verify compliance with regulations.
  • Make on-site inspections of dwellings and the surrounding premises.
  • Determine measures necessary to comply with applicable ordinances.
  • Take corrective action against code violators.
  • Make court appearances to prosecute code violators.
  • Ensure compliance with Metropolitan short term rental ordinance.
  • Assist with the Short-term Rental Appeals Board
  • Prepare daily reports and performs administrative duties as needed.

Minimum Qualifications

EDUCATION AND EXPERIENCE

High School Diploma or equivalent and five (5) years of codes inspection, zoning code enforcement, land use development, or related experience.
OR

Associate’s Degree in related field and (3) years of codes inspection, zoning code enforcement, land use development or related experience.


LICENSES REQUIRED
Valid Driver License

Note: Per Metro Ordinance No. SO94-1078. All employees of the Metropolitan Government shall be residents of the State of Tennessee or become residents of the state within six (6) months of employment as a prerequisite to employment with the Metropolitan Government.

Preferred Experience, Knowledge, Skills, and Abilities

  • Experience with short-term rental permit issuance and compliance
  • Possess effective communication skills when dealing with the public
  • Skill in using Microsoft Office software
