Senior Associate, Asset Management Job at Jamestown Management Corporation
Jamestown is hiring a Senior Associate in Asset Management who will be responsible for supporting Regional Directors and other Senior Asset Managers in maximizing real estate value by developing and executing business plans on assigned real estate projects.
QUALIFICATIONS:
- 3 years or more of experience in real estate finance, management, acquisitions, or development; and
- Working knowledge of real estate and financial analysis, including advanced Excel modeling and proficiency in Argus; or
- Any combination of education, training, and experience which provides the required knowledge, skills, and abilities to perform the essential functions of the job.

ESSENTIAL JOB FUNCTIONS:
Asset Management
- Drive lease negotiation process for prospective tenants and conduct lease analyses and tenant credit reviews
- Where applicable, lead research projects to inform decisions
- Develop analysis and recommendations related to value creation and development opportunities at portfolio assets
- Travel to existing assets as needed to support job function
- Attend community hearings and events as needed to drive initiatives
- If applicable, work with senior professionals on capital transactions including the financing/refinancing or disposition of an existing portfolio asset
- Review:
- Financial models in Excel and Argus for existing portfolio assets
- Reports on property performance and evaluate quarterly appraisals
- Strategic business plans and work with the property team to produce an annual budget and future cash flow projections for existing portfolio assets
- Reports tracking tenant leasing activity
- Maintain working knowledge and understanding of governing documents – partnership agreements, loans, complex joint venture agreements, leases at property, and approved Investment Committee Memoranda and Reforecast
- Have primary responsibility for monitoring:
- Compliance with leases, contracts, loan documents, and joint venture agreements
- Asset financial statements
- Contribute to the production of Investment Committee materials
Networking/Professional Affiliations
- Encouraged to keep professional designations or training current
- Maintain active participation in at least one industry association, including occasional attendance at local events and training seminars.
