Resident Property Manager - Oceanside, CA (Real Estate Agents Welcome!) Job at Vista International, Inc
We are looking for somone with a can-do attitude, proven work experience as a property manager, and ability to service the residents of the property for an optimal living experience - customer focus a must! REALTORS WELCOME! Must be enthusiastic, a team player, and exercise good judgement. In additon to being organized and having good time management skills, must also have knowledge of local, state and federal laws and regulations. The primary responsibility of the resident manager is to maximize the income and control the expenses at the apartment community, all while providing exceptional customer service to the property's residents for an optimal living experience.
JOB OVERVIEW
- Assume overall responsibility to manage property so that owner's interests are protected and that the apartment community is clean, friendly, and a comfortable place for people to live
- Leasing of vacant or soon to be vacant suites at the property. Preparing & processing of rental applications, ensuring any vacant unit is always presentable for showing. Maintaining a waiting list and screening applicants for vacancies according to company leasing guidelines.
- Moving in new tenants and completing the associated leasing paperwork as well as conducting move out inspections, documenting all necessary information
- Submitting maintenance requests and following up to ensure all work is completed timely and satisfactorily
- Digitally maintain and record tenant information as required pertaining to leasing, maintenance request, leasing violations or other information. Ensures security of all files and records.
- Daily Advertising and Marketing of the apartments to achieve and to maintain high occupancy rate. Ensuring all advertisements reflect current leasing rates and promotions (if available), reposting of advertisements to keep them current on different websites. Responding to emails, phone calls and walk ins communicating the details of the property
- Enforce apartment community rules and regulations
- Submit three-day notices, 24-hour inspection notices and other requested reports on the day designated
- Collect current and past due rent from tenants, assisting tenants with processing online payments as needed, receiving cheques or money orders, and submitting for processing and providing information that may be required for rental assistance applications.
- Complete daily property walks and detail any items or areas that need to be replaced or repaired, for all common areas including landscaping, laundry, pool, signage etc. (as applicable). Communicate any repairs or issues to the Regional manager.
- Always keep the property grounds clean and presentable.
