The Regional Manager will assist in the development and monitoring of company policies and procedures related to property management. The Regional Manager will lead their region to achieve optimum performance of each community through the implementation of comprehensive plans, initiatives, and strategies. They will be responsible for ensuring the Region fulfills its accountabilities to make Bonner Carrington successful in reaching its Vision and living out Our Culture.
Essential Functions
- Build teams with people whose values align with Our Culture and are engaged from the start.
- Ensure that each of your Team Members thrive by setting them up for success, providing the tools needed to do their job, coaching, and mentoring them.
- Lead the creation of annual operating budgets for each of your communities and collaborate with the Executive Leader of Property Management, Development Team, and Asset Management Team to ensure each community is meeting its underwritten goals and metrics.
- Ensure each of your communities have, and is executing on, a comprehensive annual and multi-year capital budget to ensure the communities are maintained with our long-term ownership mission in mind.
- Lead your communities to the achievement of their budgeted financial goals.
- Oversee the analysis of occupancy, net operating income, annual net cash flow, delinquency, and other key performance indicators, to identify opportunities and develop strategies for execution, to ensure that profitability is enhanced, and positive cash flow is optimized for each of your communities.
- Ensure Bonner Carrington’s best practices and policies and procedures are being trained and are consistent throughout your region.
- Partner with the Marketing team to strategize, develop, and implement marketing initiatives to ensure appropriate community positioning (reputation, brand, and pricing) for all communities in your region.
- In partnership with the Compliance Department, ensure each of your affordable communities follow all relevant federal, state, or local legislation, and their respective Land Use Restriction Agreement (LURA).
- Ensure Bonner Carrington’s maintenance program is fully implemented to support our long-term hold strategy, empower our maintenance team, ensure our team’s safety, and serve our residents consistent with Our Culture.
- Effectively mitigate risk and exposure to Bonner Carrington Property Management and your respective communities through executing best practices, preventative maintenance programs, and emergency preparedness plans.
- Develop long-term and rewarding vendor partnerships in your region.
- Conduct at a minimum, monthly community inspections to ensure the site teams are executing on our standard operating procedures and are being excellent stewards of our communities.
- Prepare and maintain reports as requested by your immediate supervisor. Provide accurate, timely and meaningful operational reporting for each property.
- Take on your professional development as a member of the Bonner Carrington Property Management Team.
- Host monthly Regional Leadership Meetings to include the Community Managers and Maintenance Supervisors, and others as necessary, to ensure overarching Bonner Carrington Property Management initiatives are being communicated, aligned with, and are executed.

Supervisory Responsibility
This position will plan, assign, or supervise the work of others.
Preferred Education and Experience
- 4 years Property Management experience, 3 years in a Regional or multi-site manager role
- Affordable / LIHTC experience preferred
- Lease-ups experience preferred
- Proficient in Microsoft Office and Google Workspace applications
- Experience with RealPage and Knock CRM
- Industry certifications (e.g. CPM, CAPS, CAM, and so on)
- A valid Driver’s License is required
- Must be able to read, write, speak and understand English
