The Real Estate & Store Development Analyst will play an integral role within our Real Estate and Construction Departments. There are two overall job responsibilities – first is by managing all capital projects for the company – specifically new store buildouts, remodels and corporate office capital improvements. Additionally this analyst will provide support to the Real Estate and Store Development Departments with items such as reporting, analysis, utility setup, etc. As a member of the Team, you will be supporting all aspects of the processes in support of our Real Estate and Construction departments.

Essential Functions:

• Reporting:
• Maintain Real Estate meeting minutes and provide New Store Opening Reports.
• Responsible for P&L/Financial information on stores by multiple categories to be distributed to the Executive Team.
• Responsible for triggering internal planning processing for new stores that have been approved, creating abstracts of letters of intent.
• Create Real Estate Site and Renewal packages.
• Responsible for the maintenance of the construction project ledger for ongoing projects in the Store Construction department. This includes creating formulas, linking forms and some general math skills. Update and maintain the project financial tracking reports and assist in creating year end post analysis reports.
• Work with both the Directors of Real Estate and Store Development, Construction, Design, and Real Estate Team with administrative duties as needed.
• Responsible for maintaining relationships with various governmental agencies and numerous utility companies to ensure all accounts for the telephone, gas, water and electric on all new or closing stores are properly maintained.
• Posting, tracking and maintaining various construction related data for current reference and historical data in Excel and Access.
• Process all Construction Contracts and invoices for payment (architectural, consultants, contractors and change orders) by required deadline.
• Work with the Legal Department to obtain the construction allowances.
• Develop and maintain relationships with other departments within the corporation to facilitate development projects on as needed situation.
• Filing, data entry, shipping, receiving, scanning, printing and copying.

Knowledge, Skills, and Abilities:

• Basic Real Estate knowledge from a business and geography viewpoint
• Ability to plan, manage multiple tasks while meeting deadlines with an attention to details.
• Able to approach problems both logically and creatively.
• Demonstrated expert level Excel skills.
• Demonstrated analytical and data entry skills
• Must have excellent writing and verbal communication skills.
• Strong working knowledge of construction practices.

Minimum Requirements:

• A minimum of 3-5 years of experience in a real estate, construction, or architecture setting.
• Knowledge and working experience with setting up and disconnecting utilities.
• Intermediate level - computer skills working with Microsoft Suite which includes Excel, Outlook & Power Point.
• Familiar with AMT or other lease management software and MapInfo or other GIS software
• Able to use AutoCAD Viewer, MS Access, and MicroStrategy are a plus.
