Position Summary:

As the Real Estate Manager, you will take ownership of our real estate portfolio across multiple brands throughout North America. Working with both internal and external stakeholders, your responsibilities include lease administration, facility management, and real estate analysis. You will work closely with operational and departmental leaders to enhance and streamline processes.

Key Responsibilities:

Lease Administration

  • Serve as the primary focal point for heightened Landlord issues. Research and resolve disputes between RSG (as Tenant) and Landlords and engage in adverse negotiations with third-party representatives.
  • Draft documents standard forms (amendments, estoppels, memorandums, notices, letters, etc.) and review construct language for proposed drafts beforeengaging with Legal to create customize contracts.
  • Manage operating expense (NNN) reconciliations, monitor incoming invoices for accuracy with lease terms, and track audit windows and requirements contained in the lease documents.
  • Prepare lease abstracts and maintain the flow of data into RSG’s real estate management system (REMS).
  • Conduct lease-record audits through careful review of legal documents and a variety of financial statements.
  • Write narratives for analysis and interpretations of lease information to stakeholders.
  • Utilize REMS software to perform quality control audits, monitor lease positions, and run weekly reports. Develop a rolling cash-flow plan for gross occupancy schedules (monthly and one-time expenses).

Facility Management

  • Serve as liaison between RSG and on-site representatives for facility repair and maintenance.
  • Defend Tenant’s rights by managing property-related issues that arise throughout the term.
  • Ensure the enforcement of existing leases and contracts as called for in the legal documents.
  • Establish best practices and day-to-day processes to guide consistency and group policy compliance. Work closely with the Construction, Facilities, and Operations teams to streamline communications and collaborate to solve complex facility issues.
  • Optimize utilization of RSG’s leased properties and physical assets. Provide expertise to reduce expenses, extract maximum value from contracts, and improve portfolio performance.
  • Recognize opportunities arising from lease portfolio to extract value and reduce exposure. Advise stakeholders of opportunities for cost controls, improvements to legal language, and other ways to mitigate risk within lease agreements.

Real Estate Projects

  • Develop an innovative approach to real estate strategy for multiple brands by improving RSG's ability to make timely decision in advance of space needs to ensure the process are well understood by internal and external partners.
  • Help coordinate the overall leasing process for new development and construction projects.
  • Manage network of vendors, subject matter consultants, and real estate professionals to obtain maximum value from third-party contracts.
  • Serve as the primary focal point between Real Estate and Accounting/Finance departments.
  • Conduct financial analysis/accounting as appropriate, including AR/AP, rent rolls, and budgets in accordance with required accounting principles (GAAP, Tax, Cash, etc.).

Qualifications

  • At least three (3) years of relevant experience within real estate, lease administration, construction and/or facilities.
  • Experience as a national retail. Experience with a multi-unit retailer, commercial real estate company and/or accounting firm is strongly preferred.
  • Experience in retail leasing and/or property management is preferred. Experience in financial analysis is a plus.
  • Advanced knowledge in real estate and accounting principles. Ability to read and understand complex real estate documents.
  • Must be able to build relationships, genuine connections, and trust, both internally and externally. Must have a client-first mentality and commitment to excellence and continuous improvement.
  • Ability to work both collaboratively and autonomously; thrives under pressure and ambiguity.
  • Must be proactive and possess strong organization and prioritization skills. Must have a high attention to detail, unique ability to manage multiple projects and priorities, resolve adverse situations, identify value options, and influence others.
  • Must demonstrate excellent communication skills and be able to communicate clearly in all various modes (verbal, written, text, etc.). Must have well-developed interpersonal skills and a positive attitude.
  • Advanced user knowledge of Microsoft Office to include Excel, Word, and Outlook.
  • Ability to travel domestically, as needed.

Pay: $70,000.00 - $85,000.00 per year
