Responsible for the day to day management of the community operations including maintaining community curb appeal, controlling expenditures, increasing resident retention, auditing for compliance as it relates to policy and procedure, and implementing Customer Care in all facets of operations. Manage 3 or more Full time equivalent direct reports including Assistant Community Managers and the Resident Service Coordinators. Work closely with Marketing and Communications Manager, Leasing Manager and Maintenance Managers.
The salary range for this position is $74,430.30 - $95,537.40 per year.
Responsibilities
- Resolves and addresses resident complaints, disputes and other issues. Provide exceptional and consistent Customer Care to residents through a prompt and courteous response to all inquiries. Primary escalation point for community management operations. Analyze resident feedback and address as needed.
- Participate in hire, termination, and progressive discipline for Community Center staff. Actively participate in recruitment process for all personnel and structure or compensation adjustments personnel. Conduct quarterly and annual performance reviews for all direct reports.
- Ensures compliance with state, federal, military and company policies & procedures in the community offices. Ensure compliance with contract specifications and company policies & procedures.
- Responsible for aggressive and timely collection of delinquent accounts. Ensure consistent and fair collection of damages at move out, during occupancy. Responsible for overseeing petty cash, creating and managing purchasing functions and other financial functions with the community offices.
- Responsible for monitoring curb appeal throughout the community and office and maintaining the cleanliness, housekeeping and general appearance of the office, amenities, models and common areas of the property including trash pick up and enforcing community standards.
- Responsible for meeting budgeted occupancy and financial goals. Responsible for monitoring occupancy rates and vacancies. Provide accurate and timely reports to Operations Director or Director of Property Management. Identify safety, curb appeal, maintenance and capital requirements and work with the Director of Maintenance and Director of Property Management to budget for and address the concerns or challenges.
- May conduct move ins, home showings, move outs, and/or other Resident Service Coordinator or Assistant Community Manager responsibilities as needed.
- Actively assists and participates in the organization and execution of company-sponsored resident events including social events, educational classes and community programs.
- Responsible for efficient communication with any Government partner that engages community offices. Provide accurate and timely update to Director of Property Management.
Requirements
- High School diploma or GED
- 3 - 5 years related work experience
- 1 - 3 years management experience
- Every employee must have a current vehicle license in good standing and meet the driving records standards outlined in the Company Safe Vehicular Operations Policy
- Read, and write in English in order to understand basic instructions and take direction from supervisors; communicate effectively with clients, visitors and other organization staff; and respond to basic questions
