As the Property Manager, you will be responsible for various functions necessary to preserve and improve the value of our apartment communities. These functions include but are not limited to overseeing and managing all operational and financial aspects of the property or region, expanding, and developing our brand, personnel & team management, resident services, and compliance with all applicable laws and company policies.

Responsibilities

Team Leadership

  • Develop and foster a highly dynamic sales team into future leaders of Woodward Properties.
  • Manage employees, govern employee relations and employee issues, conduct written evaluations, and mentor, supervise and develop employees and terminate employees when necessary.
  • Track, enter and ensure the accuracy of payroll for the portfolio.

Properties

  • Take ownership for the growth and development of the portfolio.
  • Improve the properties to better increase occupancy levels, making it a place people want to live and call home.
  • Track expenses and aid in development of budgets for the properties.
  • Inspect the interior and exterior of the properties daily to ensure the common areas and curb appeal are in line with company standards.
  • Communicate with maintenance supervisors to ensure that make readies are being carried out in a timely manner and that the quality of the finished apartment is in line with company standards.

Residents/Data/Reporting

  • Continually strive to enhance resident, vendor, and employee relations and improving our processes.
  • Work with the main office to enhance rental income. Regularly review rent rolls, unit vacancy, resident delinquency, and owner leasing reports to prepare for future vacancies, ensure timely proceedings by the main office and proper leasing data entry by the leasing team.
  • Attend eviction hearings.
  • Conduct and complete move out inspections and reports.
  • Must be on-call 24-hours a day in case of emergency.
