Purpose of Job

The Property Management Coordinator is responsible for the management and maintenance of properties available for leasing. Works closely with property owners. Position requires contact with the general public, sales associates and property owners.

Job Duties and Responsibilities (Essential Job Functions)

Provides routine maintenance and necessary repairs to ensure that unit is ready to rent by arranging for plumbers, electricians, painters, heating/cooling contractors, carpet cleaners and locksmith.

  • Manage/prioritizing work orders & dispatch vendors
  • Handle all vendor communication and coordination of maintenance requests & repairs.
  • Obtain & follow up on estimates with vendors
  • Manage properties available for leasing by arranging for tenants to move in and out of units.
  • Ensure property has been re-keyed prior to new move-in & keys are set up for new tenant & in the maintenance, leasing, and master key boxes.
  • Ensure all maintenance requests & work orders are handled appropriately, efficiently, & effectively with proper follow up
  • Check on repairs & upgrades upon job completion to ensure it is done to company standards
  • Assist bookkeeper and management with vendor bill approval.
  • Communicate with tenants regarding their maintenance requests
  • Communicate with property owners regarding maintenance requests, repairs, upgrades, vendor assessments, costs & approvals
  • Provides routine manitenace and necessary repairs to ensure that unit is ready to rent by arrangingin for plumbers, electricians, painters, heating/cooling contractors, carpet cleaners and locksmith.
  • Also handles emergency maintenance calls after hours.
  • Provides customer service to owners and tenants.
  • Continually monitors the possibility of new units for the property management program. (95%)
  • Perform any additional responsibilities as requested or assigned. (0 – 5%)
  • Ensure proper permits are applied for, obtained and closed out with City/County prior to paying vendor.

Qualifications (Required)

Education:

  • High school diploma or equivalent.

Experience:

  • Previous experience in property management.
  • 2 – 3 year’s experience in Property Management, construction or apartment building maintenance background or related field. (Preferred)

Knowledge and Skills:

  • Sales ability and concern for quality.
  • Outgoing personality, patient, reliable.
  • Professional conduct and presentation.
  • Demonstrated computer knowledge.
  • Outlook and Word. (Preferred)
  • AppFolio experience(Preferred)
  • Customer service focused, achievement oriented and persistent. Ability to work under deadline pressure and adept at conflict resolution.
  • Ability to work independently and as part of a team.
  • High degree of integrity, resourceful, action oriented, and able to define and shape strategy with tactfulness that obtains results.
  • Project management skills; ability to prioritize and handle multiple tasks and projects concurrently.

Pay: $21.63 - $23.07 per hour
