The Project Manager will be responsible for the total oversite of the project from Preconstruction, Construction, Closeout and Warranty. The PM shall manage the Financials, Construction Progress, Administrative items, Subcontractors, Documentational Control, while fostering relationships with the Owner and Design Partners
Duties & Responsibilities:
As project manager your duties and responsibilities will include: Assisting the Preconstruction Department with bid invitations, as needed, to preferred subcontractors prior to the bid date as well as assisting with Front End documents prior to bid day as requested by Precon- i.e. Baseline Schedule, Preliminary Site Logistics, etc.
You will also be expected to attend bid day for assigned projects, attend the Project Handoff meeting with the Preconstruction Department prior to the project start date, and assist with the Preconstruction Department with job specific vendor agreements.
Also, you will initiate and oversee the Project Start Up procedure and schedule the Preconstruction Meeting with the Owner, Architect, and major trades prior to the start of the project.
Included in your duties and responsibilities you will issue instructions on procedures for all RFI’s, Submittals, and Payments to all subcontractors and vendors as well as prepare and distribute project specific letters.
You will ensure compliance with contract documents, oversee documentation control on Procore and utilize Procore as the primary Project Management tool.
In addition, you will prepare submit, and track monthly owner billings:
- Review requests for payment with the superintendent
- Process per project requirements
- Track status of payment with the Architect & Owner
- Authorize payments to subcontractors
Lastly, you will be expected to complete buyout process of misc. budget items, review and approve Owner/Architect project changes and submit pricing. You will also review, approve, and submit subcontractor change order requests, and review and maintain the budget including review budget & projections quarterly with accounting.
Job Type: Full-time
Pay: $80,000.00 - $125,000.00 per year
