WHAT YOU'LL DO

As the Pre-Construction Manager, you will serve as the primary point of contact during the Pre-Construction phase and collaborate with both the Construction team and the Feasibility and Development team. You will lead the initial budget estimating process for the project, solicit and evaluate bids, and work with vendors to ensure a successful budgeting and buyout of a project.

  • Collaborate across the Construction, Feasibility, and Development teams to validate construction costs carried in the Pro Forma
  • Assist in the takeoff process with the Feasibility and Development teams
  • Provide feedback for value engineering opportunities during design development in collaboration with the Construction personnel
  • Periodically obtain market feedback on major scope items during the development lifecycle prior to permitting
  • Create preliminary pre-construction and construction schedules within established time frames in collaboration with Construction personnel
  • Create generic scope packages for bidding purposes
  • Solicit bids prior to closing and assemble bid leveling books for use of Project Management team
  • Evaluate, negotiate, and recommend subcontractor and vendor selections to Construction Management team
  • Extract information from active project budgets to create feedback loop for future estimate creation

REQUIREMENTS

  • 4-year degree in Construction Management, Civil Engineering, or other related field
  • Minimum of 7 years of relevant construction experience required
  • Knowledge of construction costs, specifically multi-family construction costs throughout the Mid-Atlantic area
  • Demonstrated ability to properly manage and interpret contracts and project plans; develop schedules, takeoffs, and budgets
  • Strong communication skills, both verbal and written
  • Proficiency in estimating software and ProCore
  • Proficiency in Microsoft Office Suite products including Word, Excel, and OneNote
  • Must possess and maintain a valid state driver’s license
