General Function
Under the direct supervision of the Maintenance Supervisor, this position is responsible for installing, repairing, and maintaining pipes, valves, fittings, drainage systems and fixtures for all CIHA owned and managed commercial and residential structures.
Major Activities (Typical Duties/Responsibilities)
· Installing, maintaining, and repairing plumbing systems and fixtures
· Cutting, welding, and assembling pipes, tubes, fittings and fixtures
· Inspecting and testing plumbing systems for safety, functionality, and code compliance
· Trouble shooting and resolving problems
· Reading and interpreting blueprints to assess or plan plumbing installations and layouts
· Work with the Community Directors at the properties to schedule repairs and installations
· Assures job site cleanliness and organization
· Participates in safety meetings and training programs while actively applying safety guidance, training, and sharing job knowledge
· Performs after-hours emergency on-call service as scheduled
· Keeps accurate and timely records, including work orders, on call logs and timesheet reports
· Reports safety of grounds and properties, reports/repairs as necessary to help keep our residents safe
· Must have reliable, insured vehicle equipped to drive in inclement weather when needed
· Other duties as assigned
Skills/Abilities
· Good working knowledge of water supply, heating, and ventilation systems
· Proficiency in reading blueprints
· Familiarity and personal computers experience in TenMast, MS Word, Excel, and Microsoft Outlook
· Ability to establish and maintain positive working relationships with a wide variety of employees, management, maintenance, and business professionals
· Ability to plan and determine work priorities, and schedule appointments with residents
· Ability to effectively prioritize, coordinate and implement various job duties with minimal supervision
· Ability to work cooperatively and respectfully with a diverse residential rental population
· Ability to communicate effectively with others, both verbally and in writing
· Ability to maintain favorable public relations
· Physical strength to move heavy and large appliances, and the ability to lift materials weighing from 70 to 100 pounds
Education and Experience
· High School diploma or equivalent
· 2+ years of experience working as a plumber
· Trade school diploma or completed apprenticeship
· Valid plumbing license
· Current Alaska Driver’s License, insurance, and clean driving record.
