BlueLine Property Management is actively seeking a professional, hardworking and motivated team player for a part-time position. This position will consist of 20 hours of property management. This unique position will be responsible for property management and operations of a 36-unit LIHTC Apartment community in Rapid City, SD. Qualified candidates must possess the following skills in addition to being motivated and positive self-starters:
Required Skills and Experience for Property Management:

• Managing waitlists, showings, applications, resident interviews, agreements, pre-inspections, regulation compliance, move-ins, resident relations, vacancies, and renewals.
• Understand and actively Market the Property Regularly
• Maintaining state compliance requirements
• Rent collection, reporting, and eviction processes
• Property budgeting and review with leadership
• Coordinate Maintenance; co-manage resident requests, preventative maintenance (PM) schedule, and remodels to ensure the property is in good repair and of high quality.
• Vendor, legal/professional counsel, and utility management
• Experience with bookkeeping, financial, AP, and other tracking systems used for property management
• Knowledge of Yardi is a plus
• Excellent written and verbal skills
• Some college, associate degree, or equivalent work experience

Additional knowledge/experience:

• Fair Housing experience or we will provide training
• LIHTC NCHM TCS Certificate or Background in Property Management (one or the other required)

Physical Characteristics: The position requires the following:
Valid driver’s license with an acceptable driving record, proof of insurance; and acceptable background checks.

Wage: DOE * $1,000.00 bonus upon completion of 6 month's employment review
