Position Summary

The position is responsible for collaborating with other Real Estate Department team members to establish annual budgets and manage all accounting oversight for over $350M in Capital, Expense, and real estate department budgets providing regular and ad-hoc reporting and analysis to department Management. Must be able to work with large amounts of data from various sources (Lucernex, Lawson, Prophix, etc.) The individual will be responsible for implementing accounts payable/receivable processes providing controls for proper spending authority, vendor terms, and funds release ensuring the department operates within our corporate financial guidelines and policies. The individual will act as liaison between other departments, our corporate finance team, and our shared service organization. The work requires an individual who is creative, able to work under time pressures, displays strong interpersonal skills and the ability to build strong relationships with internal customers. The position will have direct reports.

Responsibilities

  • Coordinates, maintains and reports on real estate budgets including; capital and expense program budgets.
  • Directs the preparation of financial analysis for special projects.
  • Responsible for quarterly reconciliations of holding accounts
  • Assist with the payment of bulk bill invoices
  • Business decision support and analysis for all non-rent related capital and expense spending. This requires performance measurements for all categories including new stores, renovation, maintenance projects, and year-end expense accruals.
  • Provides P&L and occupancy cost analysis to highlight exposure and long-term cost to the business. Recommendation of countermeasures to reduce overall exposure and support the long-term strategy.
  • Implement and monitor programs to track and control capital spending.
  • Recommend process changes in financial reporting functions to more efficiently follow company policy and legal obligations.

Minimum Qualifications

Bachelor's degree; 6 y+ years of relevant experience including 3-5 years management or direct/indirect leadership experience Or Master's degree; 4+ years of relevant experience including 2-4 years management or direct/indirect leadership experience
