Job Summary

Broker in Charge (BIC) or Licensed Property Manager with active Hawaii license responsibility of managing and operating our Kona Branch office as an active property manager with a portfolio of active long-term rentals. Seeking experienced Broker or licensed agent with experience in long term rentals and vacation rentals.

Job Duties and Responsibilities

  • Provide outstanding management and customer service for long-term Rental Portfolio, Owners,

Vacation Rental Guests and Tenants.

  • Reports directly to the Principal Broker and/or Broker in Charge for all branch issues and procedures.
  • Act as Branch Manager/BIC to inspire small team in comfortable office setting with support from

Maui and Oahu branch offices

  • Business Development and maintain local relationships
  • AppFolio and Streamline experience preferred
  • All aspects of leasing residential properties to include signing, setting up new accounts, marketing, showing, screening, inspections, rent collection, maintenance work orders, security deposit refunds and evictions.
  • Create maintenance and housekeeping work orders and supervise vendors including renovations.
  • Ability to work well with Rental Managers, Vacation Rental Managers, Accounting Department,

BIC, Operation Manager, PB and reservations team.

  • Work closely with Oahu accounting team and corporate accounting to ensure efficient and successful rental accounting operation and the ability to analyze basic tenant and customer ledger for any payments, credits, ledgers, tax questions and processing security deposits.
  • Ability to meet deadlines and the ability to multi-task projects in a fast pace environment.

Knowledge and Skills

  • Friendly and strong interpersonal and communication skills with aloha.
  • Strong ability to investigate and research accounting and financial discrepancies (customer ledgers).
  • Self-motivated, self-starter and self-directed.
  • Ability to provide outstanding client services for tenants, guests, and homeowners.
  • Marketing and Business Development skills with knowledge of Kailua-Kona and surrounding areas
  • Education and Experience
  • Associate Degree Preferred but not required
  • 2+ years of leadership and people management skills
  • 3-5+ years real estate and property management experience
  • Certifications or Licenses
  • Active Hawaii Broker’s License or Sales License with ability to obtain broker’s license
