Job Title:Jr. Facilities Engineer
Job Function: Assist the Facilities Engineer or Manager in guaranteeing that all facilities under their jurisdiction are in compliance with municipal, state and federal regulations; are maintained in optimal conditions through a preventive maintenance program set to industry standards, best practices and company procedures, policies and goals.This position requires close coordination and communication with suppliers and contractors, as well as clients, engineers, and managers.

Scope of Job
- RCM is seeking a Jr. Facilities Engineer for our leading communication client in Puerto Rico.
- Design, management, and record keeping of preventive maintenance program of all building systems.
- Compliance and the operation of all building systems including: air conditioning, electrical (normal and emergency), water distribution, irrigation, fire alarm, CCTV, access control, fire protection, elevators, generators.
- Tenant services and work order lifecycle.
- Guaranteeing a high level of customer satisfaction (tenant customer service).
- Budgeting, management and execution of capital expenditure project.
- Budgeting and managing operating expenses.
- Negotiating competitive service contracts and enforce compliance with contracted services.
- Purchasing as per company policies and procedures.
- Permitting and certification compliance.
- Training and supervising all contracted or assigned technical and non-technical personnel, assuring high-quality and effective work.
- Managing tenant improvements in compliance with building standards and other lease requirements.
- Review and comment of design drawings related to tenants' improvement projects in order to safeguard building standards and best practices.
- Developing weekly work plans for subcontracted facilities personnel and service providers.
- Generating monthly operations reports to Asset Management.
- Assist Asset Manager on optimizing economic performance of the asset.
- Assist Asset Manager in all initiatives related to the reduction of operating and utility expenses.
- Facilities, tenant and security emergency responses during regular and extended hours if necessary.
- Managing inventory of parts, tools and equipment and per company policies and procedures.
- Ensure compliance of municipal, state and federal norms and regulations as required for the facilities operation, including but not limited to the insurance company requirements.
- Customer service oriented.
- Reading and interpreting technical drawings.
- OSHA regulations.
- Analytical and numerical capabilities.
- Knowledge of electrical, mechanical and civil/infrastructure systems.
- Self-taught and willing to learn about operations of commercial and industrial buildings.
- Excellent interpersonal, leadership and supervision skills.
- Effective communicator (verbal and written).
- Use of MS Office and AutoCAD
- Excellent organizational skills.
- Ability to work under pressure and as part of a team.
- Ability to prioritize, time management and decisions making.
- Fully bilingual (Spanish/English).
- May require to be sometimes exposed to environments with noise and strong odors.
- Requires to be physically constantly present in and between all assigned facilities/buildings.
- May require travel within San Juan Metro area subject to assigned properties.
- Availability to work out of normal office hours (i.e. weekends, special extended periods), subject to planned or unplanned events requiring attention of Property Management. Not the norm.
- Fully bilingual (English and Spanish).
- Bachelor's Degree in mechanical or electrical engineering
- Minimum of one (1) year of experience in a similar or related position.
