Organizational Overview:


The Cincinnati Center City Development Corp. (3CDC) is a private, non-profit, full-service, real estate development and finance organization focused on revitalizing Cincinnati’s urban core in partnership with the City of Cincinnati and the Cincinnati corporate community. 3CDC’s work is specifically focused on the Central Business District and the Over-the-Rhine (OTR) neighborhood. 3CDC invests in and develops residential, office and retail properties, parking facilities and civic spaces. 3CDC also manages multiple real estate assets and provides event production services and management for four major civic Spaces - Fountain Square, Washington Park, Zeigler Park and Memorial Hall. The organization also manages two Special Improvement Districts, the Downtown Cincinnati Improvement District and Over-the-Rhine South Special Improvement District, providing clean and safe services, homeless outreach, beautification efforts, and marketing support to both districts. With an annual operating budget of $18.4 million, 3CDC has a staff of approximately 100 full-time and 120 part-time employees engaged in real estate development, asset management, event production, civic space operations, place management, marketing, public relations, fundraising, finance and accounting. To date, 3CDC has invested in real estate projects totaling over $1.6 billion. In addition, 3CDC manages over 35 assets with annual operating revenues totaling more than $21 million.


3CDC also manages The Cincinnati Equity Fund and the Cincinnati New Markets Fund (the Funds). These investment funds, totaling about $146 million, provide necessary financial capital to 3CDC’s development projects.

Job Summary:


3CDC Currently Owns 9 Parking Facilities and 7 Surface Lots within the Downtown Cincinnati area. All facilities operate on a 24/7, 365 days a year basis with monthly and transient parkers. The 3rd Shift Facilities Management Officer (aka Garage Manager), supported by the Senior Facilities Managers, 1st and 2nd shift Management Officers, Events manager, Maintenance team, and facility staff will be responsible for business development, budget attainment, customer satisfaction, staff development and facility maintenance at all garages and lots in Cincinnati Business District Portfolio that consist of 4 garages: Court & Walnut, Washington Park, Mercer Commons, and Zeigler Park and 5 parking lots: The YMCA, 12th & Vine, 1400 Vine, Liberty & Race, and Liberty & Elm. Shift Facilities Management Officer will be responsible for direct supervision of all listed locations and assigned staff to ensure clean, safe and well-maintained facilities.


Tasks will include but, are not limited to providing direct customer service to our patrons by providing clean and safe facilities, overseeing the development and training of regional operating staff, revenue control and documentation, and maintenance.

The 3rd Shift Facilities Management Officer’s responsibilities include, but are not limited to


    Ensuring that increased revenue, managed expenses, and customer satisfaction is maximized by maintaining the highest level of service thresholds and initiatives that are aligned with the expectations of our various clients.
    Responsible for payroll processing; ensuring sign off on hours in timely manner; collaborate with the payroll department to ensure pay data is completed properly; work with Human Resources Business Partner to ensure proper wage and hour compliance.
    Provide recommendations regarding various pricing and volume strategies to maximize revenue
    Responsible for financial management of assigned locations ensuring adherence to budget and revenue enhancements.
    Ensure the continuation of an ongoing mutually beneficial relationship with clients through regular contact and communication.
    Ensure appearance and safety standards are strictly adhered to.
    Assist with the monitoring, review, and analysis of the market rate structures.
    Maintain and develop each subordinate’s effectiveness by ensuring that operational procedures, uniform standards, training outlines, and development plans are adhered to while providing mentorship where necessary and take appropriate remedial action when subordinate’s performance is unacceptable.
    Monitor and review all damage claims. Recommend and implement plans to improve safety of operations to prevent the occurrence of similar future claims.
    Conduct regularly scheduled inspections of facilities within the portfolio taking note of any deficiencies or safety concerns and facilitating their resolution through the appropriate channels.
    Generate and communicate weekly schedules to portfolio subordinates and remain proactive in filling any scheduling voids, reacting appropriately in the event of absences, and identifying key instances where additional staffing may be required
    Resolve client requests and concerns efficiently
    Communicate continually with peers and supervisors to provide a seamless flow of information between locations and shifts.
    Perform subordinate duties in the absence of staff or, in the event of increased demand.
    Assist in troubleshooting and repair of pay machines and entry/exit gates
    Direct Parking Operations in the portfolio during high demand events and business hours

Qualifications:


Physical and Mental Demands:

    Ability to perform manual labor
    Spending time outdoors, often standing up, for long periods of time
    Work hours will include nights and weekends as needed
    Frequently required to sit at a desk/workstation for long periods of time.
    Ability to work at a computer terminal for an extended period.
    Ability to lift at least 50 lbs
    Digital dexterity and hand/eye coordination in operation of office equipment.
    Able to speak and hear employees on the phone or in person.
    Body motor skills sufficient to enable employee to move around the office environment.
    Additional mental requirements: compare, decide direct, problem solve, analyze, instruct, and interpret.
    The ability to work well under stress.
