Summary
The Facilities Service Coordinator will manage all maintenance for the Police and Fire Training Academy Campus. Duties and responsibilities to include, but not limited to cleaning, repair, systems maintenance, grounds keeping, waste disposal, recycling, security, general phone reception, and visitors, and coordinating and monitoring the work of all contracted maintenance and other facilities personnel.
Major Duties and Responsibilities
- Coordinate the annual building evaluations.
- Monitor operating costs associated with the buildings.
- Establishing and maintaining programs/schedules for the care and maintenance of buildings, building equipment, building furnishings, and building systems.
- Make recommendations for long-term capital improvements for PFTA Campus Buildings.
- Oversee all construction or related projects pertaining to the PFTA Campus buildings.
- Issue keys and access cards as needed for the PFTA Campus buildings.
- Manage PFTA records, inspections, and other information in compliance with local, state, and/or federal regulations.
- Monitor PFTA campus security cameras and coordinate the use of security equipment and the procedures for after-hours use of the property to include door and gate access.
- Purchasing supplies, materials, equipment, and appliances for the PFTA Campus Buildings.
- Ensure daily maintenance and cleanliness of the PFTA Facility and scheduling of preventive maintenance requirements that are performed in-house or under contract.
- Respond to facility maintenance-related issues such as, but not limited to mechanical, electrical, plumbing, space needs, furniture relocations/repairs, etc.
- Selection of securing vendors and contractors for supplies, equipment, and services and working with City of Charlotte Building Services.
- Review work requests and coordinate vendor/contractor assignments.
- Manage and oversee the setup of the PFTA conference rooms, classrooms, and auditorium.
- Participate in the planning and preparation for various activities that are held at the PFTA.
- Supervise the PFTA Building Maintenance Assistant.
- Perform other duties as assigned.
Knowledge, Skills & Abilities
- Knowledge of safety practices and procedures
- Knowledge of building systems, building construction, site utilities, and site construction.
- Knowledge of applicable standards, ordinances, codes and regulations required by state, local and county ordinances.
- Knowledge of emergency evacuation procedures, fire sprinkler control systems, water shut-off valves, HVAC & lighting override controls, and basic electrical controls.
- Ability to read, understand and interpret blueprints.
- Ability to Interpret, explain, and enforce contract specifications.
- Ability to prioritize, organize work, and complete assignments with minimal supervision.
- Ability to work various hours if necessary, including weekends when necessary.
- Ability to understand and implement ADA Title III Regulations for Nondiscrimination Disability in Public Accommodations and Commercial Facilities.
- Ability to maintain accurate records and reports.
- Ability to work under pressure in a fast-paced environment.
- Ability to communicate effectively both orally and in writing.
- Excellent problem solving and customer service skills.
- Demonstrated proficiency with Microsoft Office (Outlook, Word, Excel, PowerPoint) and other applications (security program).

Physical Requirements:
- Essential and marginal functions may require maintaining physical conditions necessary for sitting, standing, climbing, or walking for extended periods of time.
- Light to moderate lifting and carrying; some crouching, stooping, squatting, crawling, reaching, pushing, and pulling when performing tasks.
- Adequate vision, hearing, and speech required.
Sensory Requirements:
Concentrated and attentive use of one or more senses (visual, audio, and other sensory modalities) for proofreading, data entry, and tabulating data.
- Ability to operate in an environment with frequent interruptions from people and/or noises, which in return could result in some level of stress, fatigue, or strain.
- Comprehensive written information in work-related documents.
- Ability to hear, understand, and distinguish speech.
Working Conditions:
Work is performed in an indoor and outdoor environment with moderate exposure to atmospheric conditions, moderate exposure to environmental conditions and frequent exposure to computer screens, files, and phone.
Preferred Qualification
Bachelor's degree and 5+ years of property management and supervisory experience.
Minimum Qualifications
High School graduate/GED with a minimum of five (5) years of property management and supervisory experience OR an associate degree with a minimum of three (3) years of property management and supervisory experience.
