London Bay Homes, a luxury homebuilder with over 30 years of experience, is currently recruiting for Estimator. We are expanding our NEW HOME and RENOVATIONS Departments. The person in this role will be responsible for all aspects of estimating large and complex home construction projects. Will compile and maintain accurate and thorough take-offs and budgets. Create cost estimates, studies, analyses and evaluations at all levels of project development, meeting or exceeding timelines and goals set for the Department and Company.

Primary Role: Provide an accurate list of labor and materials for the construction of each home, using established standards. Provide accurate reporting to management, continually refine the systems and procedures to improve quality and control costs.
Primary Responsibilities:

  • Provide pricing Support for Design Center
  • Preparation of Detailed Cost Estimates from Conceptual/CD Phases.
  • Ensure Contract Compliance throughout all Estimating/Pricing Endeavors when applicable.
  • Willingness to partake in negotiations, clarifications, and dialogue within subcontractor resource pool.
  • Preparation of variance analysis relative to estimated versus actual job costs.
  • Implementation of data from various analyses to update unitized pricing within cost database.
  • Ability to work effectively with Project Managers in the identification and pricing of change orders.
  • Ability to communicate clearly with design and field personnel to ensure that quality, profitability, and efficiency are integral to all estimating endeavors.
  • Suggest/Implement value engineered solutions when applicable.
  • Practice and Improve tracking control mechanisms for all Project Documentation to ensure accessibility across enterprise wide endeavors.
  • Monitor house costs, option costs and direct costs and perform monthly brick and mortar costing reports.
  • Provide pricing support for client change order requests, with ability to analyze between multiple specifications related to the client.
  • Must be able to perform and teach all duties and responsibilities of the Junior Estimator.

Other related duties as requested and assigned.

QUALIFICATIONS:
Education: A Bachelor’s degree in Construction Management, Engineering, or Architecture. 5 plus years of experience may substitute for Bachelor’s Degree.

Mandatory Experience/Background: 1 year of estimating experience in Residential Construction. Proficiency with OST, Microsoft Excel & Word, and Sage Timberline Estimating required. Ability to comprehend and interpret architectural and engineering documentation at all phases of production (Conceptual Sketch to CD’s). Must have excellent verbal and written communication and analytical skills.

Desired Experience/Qualifications: Experience in luxury/high-end product preferred. Ability to read and understand drawings and specifications. Experience with estimating software and spreadsheet design.

Physical Requirements: Must be able to sit for long periods of time; Must lift and carry up to 15 pounds.

Pay: $50,000.00 - $65,000.00 per year
