JOB SUMMARY

The Director of Residential Operations is responsible for supporting the Asset Management Team in their oversight of Align Residential portfolio. This role closely interacts with Accounting, Operations, Marketing, Data Intelligence, and On-Site Teams to ensure the successful implementation of our financial and operational initiatives. The Director of Residential Operations will be responsible for ensuring Align's service standards are instilled throughout all properties and cultivating new relationships and partnerships. This role reports directly to our Assistant Vice President of Operations and will work alongside other Align personnel across the Align portfolio.

This is a full-time, exempt position. This person is expected to report to multiple properties within the San Francisco Bay area.

ESSENTIAL FUNCTIONS

  • Responsible for preparation of annual project budgets
  • Analyze monthly and quarterly performance and budget projections; compare to management plan and budget; adjust strategies accordingly
  • Provide information and assist Asset Manager on Budgets and Capital Improvement Schedules. Ensure that capital improvements and equipment purchases are bid out and completed per schedule
  • Involvement with bidding process/contract execution/required documents from outside vendors.
  • Analyze and track reporting from site staff
  • Prepare and participate in unit/property inspections and State/Investor Audits/reporting
  • Conduct monthly audits to monitor for any issues in portfolio. Follow up on any concerns found.
  • Ensure rent collection at all properties. Review delinquency and work with staff to minimize accounts receivable
  • Spearhead active lease-ups in conjunction with Asset Manager
  • Handle construction warranty issues that arise with new projects
  • Attend corporate meetings as pertains to position, for example internal standardization meetings.
  • Assist Asset Manager with project development, approval and implementation of capital and other major projects at buildings.
  • Manage non-displacement remediation and abatement projects
  • Ensure tracking and completion of new General Manager training
  • Perform property inspections as needed to ensure company standards are maintained and issues are corrected in a timely manner.
  • Track, triage, monitor and resolve Notice of Violations to ensure timely abatement with guidance from Asset Manager
  • Ensure that Yardi and other records are accurate and up to date, including annual audits of all resident records
  • Conduct property and unit inspections as requested
  • Assist with quarterly reporting requirements and monthly financial review process
  • Responsible for timely completion of lender required questionnaires and other reporting requirements
  • Coordinate property tours: Scheduling, routes, notifications, inspections and access
  • Maintain current certifications and Service Agreements at properties
  • Keep vendors up to date with management changes
  • All other duties as assigned

EDUCATION AND EXPERIENCE

  • BA/BS degree in Business Administration or related field
  • 3.5 GPA or above
  • Management/employee development experience
  • Minimum two (2) years of experience in property management/leasing/operations.
  • Success in Leasing environment
  • Proficiency with Yardi, CRM, and other Multifamily Technology/Platforms
  • Proficiency with modeling investments in Excel and knowledge of database, financial and project management applications
  • Strong knowledge of operations with budget formulation
  • Excellent verbal and written communication skills
  • Solid analytical, organizational skills and ability to multitask
  • Keen attention to detail with a proactive problem-solving approach
  • Ability to make decisions and initiate action within established guidelines
  • Comfortable working under pressure, handling stressful situations, and acting decisively in an aggressive environment

LOCATION

The Analyst will be primarily stationed at the SF Corporate Office but, will assist at the properties as needed. Access to computer station/workspace at each project location will be provided.
