IHOP in FL is searching for the ideal candidate to lead the effort to continue to grow our organization by renovating and maintaining our existing locations across the state of Florida and southern Georgia. The Construction Project Manager is responsible for full management of remodels, design, and bid analysis along with fiscal management of each project to meet budget and schedule targets. Manages the brand concept and is responsible for construction details and maintaining the facilities. The Construction Project Manager serves in a critical leadership role related to the remodeling of existing restaurants, management of repairs and maintenance and is a critical liaison with the VP of Construction regarding appropriate budgeting and capital spending.
Experience Required: 3 years of prior retail or restaurant facilities experience to include construction project management, remodel project management, multi-unit facility project management, and/or vendor management and scheduling preferred.
Education/Certification: B.A. in Construction, Architecture, or related field
Travel: Up to 70%

Job Description
Effectively manage multiple projects by overseeing all activities on ongoing projects, including feasibility analysis, preparation of project budgets, solicitation of proposals, review and evaluation of project bids, construction administration and project close out.
Active management and development of vendor-based facilities program, including operational crisis management, scheduling and communication with maintenance vendors, project bidding, tracking and closeout, budget reporting, providing recommended action steps and coordinating the distribution of reports.
Responsible for site inspections, identifying deficiencies and preparing plan of actions.
Manage, and respond to request for all repair and maintenance needs for our multi-unit corporation.
Ensure all renovation and construction projects are in compliance with applicable state and federal regulations for all facets of the planning, design and construction process.
Drive the RFP and bidding process for construction, remodel and maintenance projects
Oversee permitting, the approval process, and project calendar and timelines
Oversee numerous invoices and have the ability to question and challenge possible overcharges from suppliers and Contractors.
Respond proactively to emergency requests outside of normal business hours
Skill and Ability:
Proven experience with working on multiple projects at one time.
Ability to maintain and implement new ideas in a maintenance program that will ensure uniform pricing between multiple markets where we operate.
Familiar with applicable building codes, municipal planning and zoning procedures. A strong knowledge of ADA requirements is beneficial.
Solid understanding of construction practices and methods, delivery models, building trades and associated language, as well as RFPs, bid analysis, scope and specification development.
Ability to motivate and challenge contractors to meet departmental goals, budget, and deadlines.
Ability to communicate and respond to the needs of regional managers, area directors and store managers.
Requirements
Solid technical knowledge of building systems, including expertise in HVAC, electrical, restaurant equipment and general building trades.
Demonstrated experience managing multiple renovations from design to delivery including expertise in HVAC, electrical, restaurant equipment and general building trades.
Able to interpret blueprints and layouts.
Strong analytical, leadership, project management, problem solving, and organization skills.
Knowledge of engineering systems and Microsoft Office.

Pay: $70,000.00 - $100,000.00 per year
