Community Development Analyst Job at Trilogy
The position will assist in all acquisitions and community development supported activities. The position will support the Sr. Vice President and Vice President of Community Development in analyzing suitable land positions in strategic growth markets, be involved with and lead due diligence on proposed projects, facilitate information exchange with sellers, coordinate reporting with outside capital sources, coordinate Letters of Intent (LOI) with counsel, coordinate Purchase and Sale Agreements (PSA) with counsel and the related professional services. The position will also be intimately involved in the support and management of Community Development (CD) activities, CD’s Five Key Metric reporting and provide support to Markets during transition from Acquisitions to CD and during Start Up.
The position will prepare pro-forma tools & project pro-formas, monthly reporting to the Shea corporate office, preliminary analysis on land packages, data warehousing and organization and other related activities.
Essential Duties and Responsibilities
- Analyze prospective projects within various states throughout the country
- Evaluate development projects using historical cost
- Investment requirements related to CD
- Manage consultants to understand project entitlements and municipal guidelines
- Lead various meetings with land sellers and respective partners to understand and evaluate needs of the particular project
- Prepare top side pro-formas for potential projects
- Prepare initial CD Cash Flows, Project Schedules and Cost Per Phase
- Assist in due diligence, including:
- Review land development assumptions
- Contract and analyze various consultant reports for activities such as soils and environmental survey
- Review absorption schedules and coordinate same with CD schedule assumptions
- Provide qualitative risk assessments for various projects to serve land committee reports
- Prepare Monthly and Quarterly Corporate Reporting Requirements
- Pre-Acquisition Budgets and existing community development unit pricing
- Community Development project Cash Flow Reports
- Quarterly Forecast and BOM-Business Operating Metrics reporting
- Prepare project reporting, presentation, and request requirements
- Assist in the transition of acquired projects to the operational team
- Convert key due diligence documents and contract information to PDF format and establish electronic storage system for all projects at LOI stage and beyond
- Assist and Prepare other Special Projects and Assignments as necessary
Knowledge/Experience
- Bachelor’s degree required, MBA a plus
- 2+ years of previous financial or M&A analyst experience
- Finance and metric expertise required
- Significant excel experience/skills with the ability and desire to learn new modeling tools
- Thorough knowledge of PowerPoint and Adobe Acrobat Writer, ability to create presentations
- Experience with industry market research platform a plus
