We are currently looking to fill numerous positions at our various new communities in Phoenix, AZ. These positions vary from Groundskeeper to Maintenance Technician, to Maintenance Supervisor, all requiring different skillsets and resulting in different hourly pay and bonus potential.
Groundskeeper: The Groundskeeper will be responsible for general maintenance work and maintaining the cleanliness of the common areas on exterior of the property.
Responsibilities:
- Ensure property appearance meets or exceeds RPM Living standards at all times
- Perform regular groundskeeper duties around the property
- Complete grounds work as directed by Service Manager and or Property Manager which may include picking up trash, blowing the parking area & sidewalks, removing debris, etc.
- Clean dumpster areas, trash rooms, and trash chute daily
- Thoroughly clean breezeways by removing cobwebs, bugs in lights, mopping, and wiping down doors & handrails
- Assist in pool maintenance and understand basic pool care
- Complete assigned work orders
- Assist in preparation of make-ready units
Qualifications:
- High school diploma or general education degree (GED); or one to three months related experience and / or training
Maintenance Technician: The Maintenance Technician / Service Technician is responsible to ensure that all vacated apartments are safely and thoroughly restored to "make ready" status according to the manager's timetable. Will also be required to perform work orders as assigned.
Responsibilities:
- Complete assigned work orders
- Ensure all work orders are responded to within 24 - 48 hours
- Repair and improve all units prior to residents move in date
- Maintain pool and understand basic pool care (chemical readings, making chemical adjustments, and back-washing etc.
- Basic carpentry skills
- Can safely operate the following equipment; power washer, backpack blower, floor scrubbers, carpet cleaner and sweepers
- Maintain grounds by removing debris and trash
- Reports supply needs to Service Manager and or Property Manager and maintain shop organization
- Ability to be on call for after-hours emergencies
Qualifications:
- Minimum of 1 year general maintenance or property management experience
- Carpentry, plumbing, electrical and HVAC experience
- CPO Certification preferred
- Valid Driver's License
Maintenance Supervisor: The Service Manager/Maintenance Supervisor is responsible for maintaining the physical integrity of the community at all times. This involves insuring a clean and well maintained living environment for residents, visitors and staff. It is the Service Manager’s duty to anticipate, identify and correct any and all problems involving the property and to implement procedures that will prevent such problems. The ideal candidate will be passionate about one’s work with excellent communication skills.
Responsibilities:
- Supervises and ensures the proper maintenance of the property and grounds based on Roscoe and property objectives
- Safely supervises and directs maintenance staff
- Maintains property operating budget, including creating PO and getting approval prior to purchases
- Review work orders, prioritize and complete in a safe and timely manner
- Ensure all work orders are responded to within 24 - 48 hours
- Develop schedules, coordinate and manage make-ready program for the property in conjunction with the property manager and property staff
- Coordinate with vendors and contractors to complete work in a safe and timely manner
- Properly secure and care for property equipment and supplies
- Implement preventative maintenance plan
- Walk property weekly, identify maintenance & safety related issues and manage repair process
- Ability to be on call for after-hours emergencies
Qualifications:
- A minimum of 2 years of related experience
- Prior experience in Multifamily Community maintenance, plumbing, carpentry, electrical, and painting preferred
- Valid Driver’s License; EPA or HVAC certification required; CPO certification preferred
- Bilingual in English/Spanish preferred but not required

Pay: $14.00 - $36.00 per hour
